Experienced, Practical, and Thorough: Home Inspections You Can Rely On

With a background in construction and the trades, I’ve seen firsthand the ongoing debate about what makes a home inspector truly qualified. In a perfect world, a buyer could bring a full team: a Mechanical Engineer, General Contractor, Master Electrician, Plumber, Termite Inspector, Pool Contractor, Roofer, Air Quality Specialist—and an administrative assistant to compile it all into one clear report. But realistically, that’s not feasible. Even with the budget, coordinating access would be nearly impossible.

I respect engineers immensely—I’ve worked alongside some excellent ones on high-end homes. But specialization has its limits. I’ve met Electrical Engineers unfamiliar with breaker panels and others outside their comfort zone when evaluating real-world issues. The truth is, not all engineers are qualified to assess foundations, just as not all inspectors are comfortable crawling through tight, messy spaces to fully document what’s going on. I am.

While I’m not a licensed electrician, I’ve passed the Journeyman exam and bring in master electricians for complex cases—especially in older homes or commercial properties. My core strengths are HVAC and general construction, but I’ve built a solid understanding across all trades that impact a home’s performance and safety.

What concerns me most is when inspectors use the “we’re just generalists” line to avoid making decisions. I’ve seen reports recommending a specialist for nearly every item—something that, in my opinion, makes the inspection less valuable. Yes, serious structural issues should be referred to an expert. But minor, common conditions in older homes often require practical insight, not just referrals.

A great home inspector doesn’t just observe—they interpret. I take pride in providing honest, informed guidance that helps buyers make confident, informed decisions.
